The Sustainable Building Design Guidelines came into effect on 1 April 2011 basically requires building owners to comply with such guidelines before certain GFA concession can be considered for approval by the authority. The guidelines are covered by PNAP APP-151 and PNAP APP-152 but their application cannot be easily understood.
GP surveyors when called upon to conduct residual valuation or site valuation would often draw up hypothetical development schemes for valuation purpose. These guidelines would impact on the design such as the requirement for building separation, building setback and site coverage of greenery.
The speaker will elaborate on the guidelines and share several case studies to demonstrate the actual application.
