Abstract:

Ageing problem of old buildings in Hong Kong has become a social issue in recent years. Notwithstanding the implementation of the Mandatory Building Inspection Scheme launched by the Buildings Department some years ago, many old buildings with the age of 30 years or above have already had urgent need for repair or refurbishment. Nevertheless, the repair method or refurbishment approach adopted may not be necessarily beneficial to the buildings but sometimes it makes the situation worse (e.g. fall of repaired tiles, water leakage, etc.). In addition, conventional repair methods include breaking out of old finishing materials for replacement. This will inevitably cause a potential risk of damage to the attached structural elements and will also generate of lot of building debris. Some newly adopted repair or refurbishment solutions can avoid these potential problems and are thus more sustainable for the building itself and environmental concern. This presentation will talk about the theory, system, materials involved and benefits of these sustainable repair or refurbishment solutions.
