Ir Francis Leung has been developing BIM for 10 years. Start from self-learning the use of BIM software, BIM is not implemented at a corporate level to management information generated from design and construction. He implemented BIM in engineering consultant, contractor and now in developer for a corporate level application in both Hong Kong and China projects. Ir Leung believes that BIM development is not about the technology. It is more about the mentality and management style which are now changed by BIM.

After years of BIM development and application in projects, BIM enables a change in Project Management style in various aspects. 

In the past, Project Management in complicated projects tends to divide the tasks in packages and assign to different parties to work on. Each party is responsible for their own part and, as they are professionals, they are expected to perform in order to make this system works. After decades of this PM style, hidden risks grow when one or some of these parties fail to achieve the overall success of the project, but instead, target to finish their job causing difficulties to others. The role of coordination is lost or in fact it is technically hard to coordinate in the traditional CAD environment. 

BIM includes all elements from all disciplines such that the model appears to be the combined outcome of the segregated design. Stakeholders can visual the buildings instead of guessing what will it look like. Information can be extracted and its implementation to the whole project is revealed. Decision makers can make good decisions earlier to ensure quality. Time and cost can be managed and smooth as the construction is rehearsed.
