Sr Lee joined Knight Frank in 2001 and has been focusing on land and property development advisory work over the past 20 years. Sr Lee handled various land cases with complications during his professional career. He recently concluded the land application for redevelopment of the Former CLP Headquarters Site at Argyle Street and is currently acting for the West Kowloon Cultural District Authority in the West Kowloon Cultural District land grant application.

Lease control takes an important role in determining property development in Hong Kong.  Clear and consistent lease interpretation is essential to enable development appraisal with certainty. However, for some lease restrictions such as “house” restrictions, curtilage requirement and user requirement, the interpretation could be controversial and therefore impact on the development potential of a site.  Lease restrictions would also determine the feasibility of joint site development that would lead to the consideration of whether lease modification and/or payment of land premium is required.

 

This seminar will make reference to case studies and discuss the practical impact of such lease restrictions to property developments.
